Jason & Emily’s Story :

Jason is a creative entrepreneur from the USA – a very busy man. Emily is a full-time mum to their children and a yoga teacher – a very busy woman.

They live a great lifestyle in the US, but were particularly attracted by the French « art de vivre », particulalry Emily, who had lived in Aix en Provence in her youth. They contacted Buyer’s Agent France because like many of our clients are cash rich and time poor.

The distance meant it very difficult to come over to view properties at a moment’s notice and they were having some issues getting prompt replies (if any at all) from French real estate agents. Their spec was simple, but challenging despite an excellent budget :

They wanted to acquire a property in Provence, an historic renovated farm house with a lot of land, no direct neigbours and a high end finish throughout.

They didn’t know exactly where and weren’t set on a specific location (Emily knew Aix en Provence and Jason loved St Remy de Provence), so it was up to us to guide them on the intracacies of the many micro-markets in Provence.

What We Did:

  • We clarified their vision by qualifying their search and defining their priorities and guided them through the different areas of Provence.
  • We decided together that we would cast the net quite wide in terms of location, but we concentrate most of our efforts in The Luberon and Alpilles areas, these being the most sought after and ticking the majority of the boxes on their wish-list.
  • In the high-end luxury real estate market in France many properties are off-market ; this meant tapping into our local network of selling agents, notaries, architects, etc in order to find that rare home.
  • We also went through the properties marketed online with a fine tooth comb, emailing and calling selling agents relentlesly to get sufficient information to see if they get short-listed or not.
  • Jason & Emily had chosen our Premium Package, meaning we pre-viewed properties before they needed to come over.
  • We provided a written and video report for each one and where possible did live video viewings.
This allowed us to narrow the list down to 6-8 properties that they were so enthusiastic about, they knew that thery would be happy buying any of them.
  • We organised a 4 day viewing trip of shortlisted properties, viewing 2 or 3 a day, takin gour time so they could get a real feel for every home, making the process smooth, efficient and stress-free.
  • We found « the one » on the last day of the viewing trip : A luxurious XVIII century renovated farm house in Saint Remy de Provence on 5 hectares of fenced land in Alpilles Natural Regional Park. It had a huge swimming pool designed in the style of a Provencal basin. A garden with an olive grove and full of fruit trees and a vegetable garden, meaning they could fulfill their dream of being completely self sustainable. They had enough information beforehand to be able to make an informed decision and a considered offer.
  • We negotiated terms and price with the vendor of this off-market estate and closed the deal very quickly.
  • We put them in touch with an English speaking notary, tax advisors and mortgage brokers (margin loan to mitigate wealth tax) gardeners, pool guy and a local property manager.
